First Time Home Buyers
First Time Home Buyers Program
Buying your first home can be exciting as well as overwhelming all at the same time, which is exactly why Northpoint will be there to guide you the whole way. There are a growing number of loan programs tailored to First Time Home Buyers and we are here to help you find the right one for your needs. From programs specifically created with First time home buyers in mind, such as Fannie Mae’s HomeReady or Freddie Mac’s Home Possible to individual state run programs that offer their own host of benefits varying from state to state, Northpoint will help you find the best program to suit your needs.
Before You Start
The first step is to talk to a loan officer to determine what purchase price you want to target for your new home. A loan officer will help you determine which loan program and how much down payment best fit your needs. This is the time to get qualified to buy your home. You will proceed with confidence while demonstrating to real estate agents and sellers that you are serious.
During The Search
Now that you know how much you can afford, let your real estate agent know what price range and location you are looking in. They will match you up with potential homes. Find the right home and it is time to put in your offer. Submitting your offer with your qualifying letter will make a much stronger offer to the seller and increases the chance your offer will be accepted.
Mortgage Process
Once your offer is accepted it is time to finalize your application and enter the mortgage process. Northpoint and your loan officer will be alongside you through your journey. First processing, where the application and documentation are reviewed and verified. Next is underwriting, where we confirm your qualifications and make sure the home appraises and has clean title. Once confirmed your loan is Cleared to Close.
Closing On Your Home
With loan approval in hand your loan moves to our closing department. They will work with you to get a closing time scheduled and all documents prepared for the signing. Typically, on the day of closing, you will visit the home for a final walkthrough to ensure everything is in order and then it is on to the closing table. Once done with the final signing, it is time to celebrate!
