
With what we hope to be a conclusion to the Iran conflict, we are already seeing oil prices coming back down—I have been telling folks over the past few months that we have seen mortgage prices increasing right alongside of the oil prices. Hopefully we will be able to get back down to the levels we were seeing earlier this year however only time will tell. I have also been having conversation surrounding the recent Federal Reserve meeting, and how the new federal reserve chair, Kevin Warsh may differ in policy. The remarks from the meeting did leave some concerns that if inflation does not ease we could actually see a rate increase, which is by in large not what folks were hoping for. That being said, Kevin Warsh has removed certain “predictions” that had traditionally been employed so we will have to see how the economy performs. My professional thought was consistent to what I have been saying for years—buy when you are ready and the payment makes sense; there’s not sense trying to time the market.

First Time Homebuyer Programs
With interest rates increasing over the past quarter, I did encourage many to take advantage of first time homebuyer programs. Maine State Housing rate was decreased this spring which gave added savings, and they also increased their household income limits which is helping more be able to take advantage of the program. New Hampshire Housing has also lower than market rates for those who do not need cash assistance, but just desire a lower payment. These two programs have helped folks “right size” their payment and remain competitive in this market.

One of my favorite places to visit is Bartlett, NH. If you have not planned a day and visited Diana’s Baths located at 3872 West Side Road, North Conway, NH 03860. They are typically open all day and have a “per car” entry fee of $5. During the summer it is a great place to get out into nature with the family for the day—get refreshed in the waterfall areas, and slide on some of the “natural” rock slides.
