Instead of relying on W-2s and tax returns, these programs qualify borrowers through alternative documentation like bank statements, asset-based income, and investor cash flow. That makes Non-QM loans a strong fit for self-employed borrowers, real estate investors, and anyone with a financial picture that doesn't match conventional lending boxes.

1099 Income Borrowers
For self-employed borrowers and independent contractors, our 1099 Income Loan program offers a more flexible way to qualify using 1099 earnings, with as little as one year of filed income documentation. Eligible borrowers may qualify using up to 90% of gross revenue, with as little as 10% down and loan amounts up to $3 million for primary residences, second homes, and investment properties.
Bank Statement Loans
Bank Statement Loans offer a flexible financing solution for self-employed borrowers by allowing them to qualify using 12 or 24 months of personal or business bank statements instead of traditional tax documents. With down payments as low as 10% with no PMI, loan amounts up to $3.5 million, and options for primary residences, second homes, and investment properties, these programs are designed to accommodate a variety of financial situations. Purchase, rate/term refinance, and cash-out refinance options are available.
DSCR Loans
Debt Service Coverage Ratio (DSCR) loans offer flexible financing for real estate investors purchasing or refinancing short- and long-term rental properties. Rather than relying primarily on personal income, qualification is largely based on the property's rental income and cash flow.
With down payments as low as 15%, loan amounts up to $2.5 million, and credit scores starting at 660, DSCR loans can be used for single-family homes, condos, townhomes, 2–4 unit properties, and more. Short-term rentals, including Airbnb and VRBO properties, are eligible, and loans may be closed in an LLC or other qualifying U.S. business entity.
Asset Based Loans
Asset-based mortgage loans offer a flexible way to qualify by using your assets rather than relying solely on traditional income documentation like W-2s or tax returns. Ideal for high-net-worth borrowers, retirees, and those with substantial assets, these programs can help turn accumulated wealth into mortgage eligibility. Assets may also be used alongside other income sources, such as W-2 income or bank statements, to help borrowers qualify.
Interest Only Loans
An interest-only mortgage can offer lower monthly payments during the initial years of the loan by allowing you to pay only the interest for a set period. Our 30- and 40-year interest-only options both feature a 10-year interest-only period, followed by principal and interest payments for the remainder of the loan term. This added flexibility may be a good fit for borrowers looking to manage cash flow or keep initial housing payments lower.
Non-US Citizen Loans
You don't have to be a U.S. citizen to purchase property in the United States. Our Foreign National loan programs offer flexible financing for second homes and investment properties, with down payments as low as 25% and loan amounts up to $2 million. Financing is available for single-family homes, 2–4 unit properties, condos, and condotels, with full documentation, bank statement, and DSCR options available. Gift funds may also be accepted.
